Pull qualified sites from proposal-ready inventory, engage operator and landowner counterparties, and establish deal cadence Drive non-binding LOIs covering rate, term, escalations, delivery milestones, and due diligence exclusivity

## What they're looking for

- 5-8 years of transaction execution in data center, commercial real estate, energy, or infrastructure: you have personally negotiated LOIs and term sheets, not only supported them
- Fluency in data center lease economics: rate structures, escalations, minimum obligations, delivery liquidated damages, expansion rights, and acceptance mechanics
- Track record of closing under deadline pressure while running multiple concurrent deals
- Strong term sheet drafting instincts and comfort working redlines with counsel
- Working command of deal economics in Excel: rate comparisons, NPV of term structures, obligation exposure
- Bachelor's degree required
